Terracotta Roof Restoration in Aspendale – Valley Replacement & Complete Clean
We recently completed this Terracotta Roof Restoration in Aspendale, a coastal suburb where homes are exposed to the conditions of the bayside environment.
The terracotta roof was heavily affected by moss, dirt and surface build-up and looked considerably older than it actually was.
Terracotta is a long-lasting roofing material, but coastal exposure and the accumulation of moss and organic growth mean regular inspection, cleaning and maintenance are important to help preserve the roof over time.
The existing roof valley was also old and heavily rusted. It needed to be replaced before it became a more significant source of water ingress and longer-term roof problems.
Aspendale Roof Restoration – Project Details
- Location: Aspendale
- Roof type: Terracotta tile
- Existing roof: Heavily mossy, dirty and weathered
- Roof cleaning: High-pressure cleaning
- Roof repairs: Repointing and valley replacement
- Valley system: New valley installed with ValleySeal
- Roof finish: Restored existing terracotta tiles
Once the roof was thoroughly cleaned and the repair work completed, the difference was dramatic. The terracotta tiles looked almost brand new again, demonstrating how much of the roof’s original appearance had been hidden beneath the moss and dirt.
Scope of Works
Pressure Cleaning the Terracotta Roof
The first stage was a thorough high-pressure roof clean of the existing terracotta roof.
The roof had accumulated significant moss, dirt and organic growth, particularly given its coastal location.
Cleaning removed the surface build-up and revealed the actual condition of the terracotta tiles, pointing and valley.
Terracotta is a durable, long-lasting roofing material, so a heavily weathered appearance does not necessarily mean the tiles themselves need to be replaced.
In this case, cleaning revealed a roof that could be properly restored.
Repointing the Terracotta Roof
Once the roof had been cleaned, the existing pointing was assessed and the roof was re-pointed as part of the restoration.
Repointing restored the finished joints around the ridge and hip areas and provided additional protection from weather exposure.
The combination of cleaning and repointing made a significant difference to the overall condition and appearance of the roof.
Why Hidden Roof Damage Can Lead to Unexpected Repairs
This Aspendale project is a real example of why some roofing problems cannot be identified during an initial inspection. Although the existing roof valley appeared to be in reasonable condition, removing the old mortar exposed extensive hidden corrosion that required a complete valley replacement.

Old Valley Replaced
One of the most important repair stages was replacing the existing roof valley.
The old valley was heavily rusted and had reached the point where leaving it in place could have resulted in more significant long-term problems.
Roof valleys are critical drainage points. They collect and direct rainwater from sections of the roof towards the guttering system, so deterioration in a valley should not simply be covered up during a roof restoration.
The old valley was replaced with a new valley as part of the restoration.
ValleySeal Installed
ValleySeal was then installed as part of the new valley system.
Addressing the valley during the restoration meant the roof’s drainage system was dealt with at the same time as the cleaning and repointing work, rather than leaving an ageing and rusted component underneath an otherwise restored roof.
This was an important part of restoring the roof properly for the long term.
Restoring an Older Terracotta Roof in a Coastal Location
Aspendale is a coastal suburb, and the local environment can expose roofing materials to salt-laden air, moisture and weathering.
Terracotta is known for its durability and long service life, but that does not mean a terracotta roof can simply be left without attention.
Regular inspection and maintenance can help identify problems such as moss build-up, deteriorating pointing and ageing valleys before they become larger issues.
This roof is a good example.
The terracotta tiles themselves were capable of being restored, but the roof still needed cleaning, repointing and valley replacement to bring it back to a sound condition.
The Result – Restored Terracotta Roof Aspendale
The transformation after the roof was cleaned was significant.
The heavy moss and dirt had made the roof look tired and neglected, but once the surface build-up was removed, the original terracotta tiles looked remarkably fresh.
The roof was then repointed and the old rusted valley was replaced, with ValleySeal installed as part of the new valley system.
The result was a roof that looked dramatically different without replacing the existing terracotta tiles.
What initially appeared to be a very weathered roof was brought back to life through proper cleaning and restoration work.
Why Addressing the Valley Was Important
The valley replacement was more than a cosmetic part of this project.
The existing valley was old and rusty, and deterioration in a roof valley can eventually lead to water entering areas where it should not.
Replacing the valley while the roof was already being restored meant the underlying problem could be addressed properly rather than leaving an ageing component in place.
The completed restoration therefore improved both the appearance of the roof and an important part of its water-management system.
Roof Restoration in Aspendale
This Aspendale project demonstrates why an older terracotta roof should be assessed based on its actual condition rather than its appearance alone.
The roof was heavily covered in moss and dirt, but the terracotta tiles themselves were suitable for restoration.
After pressure cleaning, the roof was repointed and the old rusted valley was replaced, with ValleySeal installed as part of the new valley system.
The result was a dramatically cleaner and fresher terracotta roof that looked almost brand new again.

Frequently Asked Questions
Can an old terracotta roof be restored?
Yes, an older terracotta roof may be suitable for restoration if the tiles and other components are in suitable condition. The roof should be assessed to determine whether cleaning, repointing, repairs or valley replacement are required.
Does salt air damage terracotta roof tiles?
Coastal conditions can contribute to weathering and the build-up of moisture, salt and organic growth on roofing materials. Terracotta is a durable roofing material, but regular inspection and maintenance are still important for homes in coastal areas such as Aspendale.
How do you remove moss from terracotta roof tiles?
A thorough roof clean can remove moss, dirt and organic build-up from terracotta tiles. The roof should then be assessed for any underlying issues such as deteriorated pointing, damaged tiles or ageing valleys.
Why does a roof valley need to be replaced?
A roof valley can deteriorate over time, particularly when the metal has become heavily rusted. Because valleys are responsible for directing rainwater off the roof, a deteriorated valley can eventually contribute to leaks and water damage. Replacing it during roof restoration can address the problem before it becomes more serious.
Does roof restoration mean replacing terracotta tiles?
No. Roof restoration does not necessarily mean replacing the existing terracotta tiles. If the tiles remain suitable for restoration, work such as cleaning, repointing and valley replacement can restore the roof without replacing the terracotta.
