Recent Project – Roof Restoration Seaford
Seaford Roof Restoration & Roof Painting – Woodland Grey Coastal Upgrade
We recently completed this substantial roof restoration in Seaford on a large two-storey home positioned along Nepean Highway near Port Phillip Bay.
This was much more than a roof painting project. The ageing cement tile roof required extensive restoration work, including full ridge cap rebedding and repointing, new roof valleys, new scotia, flashing repairs, high-pressure cleaning and a complete three-coat roof painting system.
After the repairs and preparation were completed, the roof was finished with one coat of Regent Maxi Primer followed by two top coats of premium Regent Ultra in Woodland Grey.
The Woodland Grey finish transformed the prominent roofline and gave the coastal home a much cleaner and more contemporary appearance.

High-Pressure Roof Cleaning in Seaford
The restoration began with a thorough high-pressure roof clean to remove accumulated dirt, moss, lichen and other surface contamination from the cement tiles.
High-pressure cleaning is an important first stage of a cement tile roof restoration because it exposes the existing roof surface and allows the tiles, ridge capping, valleys and other roof components to be properly inspected before repairs begin.
It also provides the clean surface required before primer and roof coatings are applied.
Full Ridge Cap Rebedding
A major component of this Seaford roof restoration was the complete rebedding of the ridge caps.
The existing bedding mortar had deteriorated to the point where repointing alone was not the appropriate repair.
The ridge caps were lifted, the failed bedding was removed and fresh bedding mortar was installed to provide a solid foundation before the ridge caps were secured back into position.
Rebedding is different from repointing. Rebedding replaces the mortar supporting the ridge caps, while repointing provides the flexible finished seal over the bedding.
On this roof, the extent of deterioration meant both processes were required.
Ridge Cap Repointing
After the new bedding had been completed, the ridge caps were repointed using flexible roof pointing.
The flexible pointing forms the finished seal around the ridge caps and is designed to accommodate the small amount of natural movement that occurs across a tiled roof.
Completing the rebedding and repointing before painting meant the underlying ridge system was properly restored rather than simply being coated over.
New Roof Valley Replacement
The restoration also included the installation of new roof valleys.
Roof valleys carry a significant amount of rainwater from adjoining roof sections, so deteriorated or rusted valley irons can become an important source of roof leaks.
The old valleys on this Seaford roof were replaced as part of the restoration so the drainage system was addressed before the roof painting stage.
Our approach to valley replacement also avoids bedding roof tiles into mortar along the valley. We use valley seal rather than traditional mortar because mortar around valley irons can retain moisture and contribute to hidden corrosion over time.
New Scotia and Dutch Gable Flashing
Additional roof repairs were also completed around the architectural features of the home.
A new scotia was installed along the front gable, while Fast Flash was installed at the base of both Dutch gables to provide a secure weatherproof junction between the different roof surfaces.
These areas can be easy to overlook during a cosmetic roof painting job, but correctly addressing roof junctions and flashing is an important part of a comprehensive restoration.
Three-Coat Regent Ultra Roof Painting System
Once the cleaning and extensive repair work had been completed, the cement tile roof was ready for roof painting.
We applied a complete three-coat Regent roof coating system:
1 coat – Regent Maxi Primer
2 top coats – Regent Ultra
Colour – Woodland Grey
Regent Ultra is the premium Regent topcoat used on this Seaford roof restoration.
The Maxi Primer was applied to prepare and seal the cleaned cement tile surface before two coats of premium Regent Ultra were applied in Woodland Grey.
This provides a complete primer-and-topcoat system rather than simply applying coloured roof paint directly over the existing tiles.

Why Woodland Grey Was Chosen
The homeowners selected Woodland Grey for the completed restoration.
The deep grey-green tone worked particularly well on this large coastal home and suited the prominent roofline, gables and position near Port Phillip Bay.
Because so much of the roof can be seen from the street, changing the faded existing surface to Woodland Grey made a significant difference to the overall appearance of the property.
Combined with the extensive repairs underneath, the new finish gave the home a much cleaner and more refined appearance.
The Finished Seaford Roof Restoration
This project is a good example of what a comprehensive roof restoration in Seaford can involve when an older cement tile roof requires more than cleaning and repainting.
The completed work included:
High-pressure cleaning of the cement tile roof
Full ridge cap rebedding
Flexible ridge cap repointing
New roof valleys
New scotia to the front gable
Fast Flash installation to both Dutch gables
One coat of Regent Maxi Primer
Two coats of premium Regent Ultra
Woodland Grey finish
The completed Seaford roof restoration addressed the condition of the existing roof before transforming its appearance with a premium coating system.
The Woodland Grey finish suited the size and coastal position of the home particularly well and gave the property a substantial street appeal upgrade.
Roof Restoration in Seaford
Seaford homes close to Port Phillip Bay can experience strong UV exposure, coastal winds, moisture, rainfall and organic growth such as moss and lichen on older tiled roofs.
Over time, cement tile roofs can also develop issues with ridge bedding, pointing, valleys, flashing and individual tiles.
A professional roof restoration can address these areas before the roof is repainted, depending on the condition of the existing roof.
Enhanced Paint & Roof Restoration provides roof restoration in Seaford, along with roof repairs, roof cleaning, rebedding, repointing, valley replacement and roof painting.

The roof was then finished with one coat of Regent Maxi Primer and two coats of premium Regent Ultra in Woodland Grey.
What roof paint was used on this Seaford project?

How many coats were applied to the cement tile roof?
Three coats were applied in total: one coat of Regent Maxi Primer followed by two top coats of Regent Ultra.
What colour was used on this Seaford roof restoration?
The roof was finished in Woodland Grey. The deep grey-green colour suited the large two-storey home and its coastal Seaford setting.
Did this Seaford roof need rebedding or only repointing?
This roof required full ridge cap rebedding as well as repointing. The existing bedding mortar had deteriorated enough that the ridge caps needed to be lifted and installed onto new mortar before flexible pointing was applied.
What is the difference between roof rebedding and repointing?
Roof rebedding involves replacing the mortar bed underneath the ridge caps when the existing bedding has failed. Roof repointing is the flexible finished material applied around the ridge caps to secure and weatherproof them.
Were the roof valleys replaced during the restoration?
Yes. New roof valleys were installed as part of this Seaford restoration to address the existing valley system before the roof was painted.
Is Regent Ultra different from Regent Tileguard Standard?
Yes. They are different products within Regent’s professional roof coating range. Regent Ultra is the premium topcoat used on this Seaford project, while Tileguard Standard is Regent’s standard roof coating option. Our Regent vs Nutech vs Dulux Acratex vs Premier roof paint comparison explains the different coating systems and products in more detail.
