Patterson Lakes Roof Restoration & Roof Painting – Autumn Colour Upgrade
We recently completed this roof restoration in Patterson Lakes on a large two-storey family home undergoing a broader exterior renovation.
The existing cement tile roof had become faded and weathered and needed professional cleaning, ridge cap repointing and repainting.
After the roof was cleaned, repaired and prepared, we applied a three-coat Regent roof coating system consisting of one coat of Regent Maxi Primer followed by two top coats of Regent Tileguard Standard in Autumn.
The warm Autumn colour gave the home a distinctive new look and became one of the finishing touches that brought the property’s exterior upgrades together.
Project Overview
Location: Patterson Lakes, Victoria
Roof material: Cement roof tiles
Property: Large two-storey family home
Roof condition: Faded and weathered
Work completed: High-pressure roof cleaning, ridge cap repointing and roof painting
Ridge repairs: Full ridge cap repointing
Primer: One coat of Regent Maxi Primer
Top coats: Two coats of Regent Tileguard Standard
Colour: Autumn
High-Pressure Roof Cleaning in Patterson Lakes
The restoration began with a thorough high-pressure roof clean to remove accumulated dirt, moss, lichen and environmental debris from the cement tiles.
Proper cleaning is an important first step in a cement tile roof restoration because the roof surface needs to be thoroughly prepared before repairs, priming and painting begin.
Cleaning also allowed us to inspect the condition of the roof more clearly and complete the required preparation before applying the coating system.
Full Ridge Cap Repointing
The ridge caps were fully repointed as part of the restoration.
Flexible pointing was applied around the ridge capping to secure and weatherproof the ridge lines while allowing for the small amount of natural movement that occurs across a tiled roof.
Where the existing bedding remains solid, full rebedding is not necessary. Repointing can instead restore the flexible finished seal around the ridge caps.
Any additional roof repairs required during preparation were addressed before painting began.
Three-Coat Regent Tileguard Roof Painting System
Once the roof had been cleaned, repaired and prepared, we applied a complete roof painting system using Regent products.
The three-coat system consisted of:
1 coat – Regent Maxi Primer
2 top coats – Regent Tileguard Standard
Colour – Autumn
Regent Tileguard Standard was the professional roof topcoat used on this Patterson Lakes restoration.
The Maxi Primer was applied first to prepare and seal the cleaned cement tile surface before two coats of Tileguard Standard were applied in Autumn.
This project is also a useful example of the difference between roof coating options within the same manufacturer. Regent Ultra is Regent’s premium topcoat, while Tileguard Standard provides another professional coating option and was the system selected for this Patterson Lakes roof.

Why Autumn Was Chosen for This Patterson Lakes Roof
The homeowners selected Autumn, a warm and distinctive roof colour that gave the large two-storey home plenty of character.
Rather than choosing one of the more common dark greys, Autumn created a warmer finish that suited the existing home and the exterior improvements being completed throughout the property.
Because the roof forms such a significant part of the facade, repainting the faded cement tiles made a substantial difference to the overall appearance of the home.
The new Autumn finish helped tie the renovation together and gave the property a much cleaner and more finished appearance.
The Finished Patterson Lakes Roof Restoration
The completed project is a good example of how a professional roof restoration in Patterson Lakes can refresh an ageing cement tile roof without replacing an otherwise serviceable roofing system.
The completed work included:
High-pressure cleaning of the cement tiles
Full ridge cap repointing
General roof preparation and repairs
One coat of Regent Maxi Primer
Two coats of Regent Tileguard Standard
Autumn colour finish
The completed Patterson Lakes roof restoration transformed the faded roof and helped complete the broader exterior renovation being undertaken by the homeowners.
The Autumn colour gave the property a distinctive finish while the cleaning, repointing and preparation addressed the condition of the existing cement tile roof before painting.
Roof Restoration in Patterson Lakes
Patterson Lakes homes can experience strong UV exposure, moisture and humidity associated with the area’s waterways, changing weather conditions and organic growth on older tiled roofs.
Over time, cement tile roofs can become faded and weathered, while ridge pointing, tiles and other roofing components may also require maintenance.
A professional roof restoration can include high-pressure roof cleaning, roof repairs, repointing, preparation, priming and roof painting depending on the condition of the existing roof.
Enhanced Paint & Roof Restoration provides roof restoration in Patterson Lakes, along with roof repairs, roof cleaning and roof painting throughout Patterson Lakes and surrounding suburbs.
Established in 2006, we restore cement tile, terracotta and metal roofs throughout Melbourne’s south, Bayside and the Mornington Peninsula.
