Recent Project – Roof Restoration Hampton
Coastal Cement Tile Roof Transformation in Hampton – Complete Roof Restoration in Colorbond Basalt
We recently completed this comprehensive roof restoration in Hampton on an ageing cement tile roof that had become heavily weathered, stained and covered with dirt and lichen.
The roof required much more than cleaning and repainting. As part of the restoration, we completed full ridge cap rebedding and repointing, valley replacement and valley seal installation, removal of an old skylight, cement tile repairs and a complete three-coat roof painting system.
Once the repairs and preparation were completed, the roof was finished with one coat of Regent Maxi Primer followed by two top coats of premium Regent Ultra in Basalt.
The Basalt finish completely changed the appearance of the roof, giving this Hampton home a clean, modern and refined look.

High-Pressure Roof Cleaning in Hampton
The restoration began with a thorough high-pressure roof clean to remove years of dirt, grime, staining, moss and lichen from the cement tiles.
The difference after cleaning was significant. Removing the heavy surface build-up revealed the actual condition of the tiles and allowed the ridge capping, valleys and other areas of the roof to be properly assessed before repairs began.
High-pressure cleaning is an important part of a cement tile roof restoration because the roof needs to be clean and properly prepared before repairs, priming and painting are completed.
Full Ridge Cap Rebedding
The ridge capping on this Hampton roof required full rebedding.
The existing bedding mortar had deteriorated and needed to be replaced rather than simply covered with new pointing.
The ridge caps were lifted, the failed mortar was removed and fresh bedding mortar was installed before the ridge caps were reset into position.
Rebedding restores the solid mortar foundation beneath the ridge caps and is required where the existing bedding has become loose, cracked or unstable.
Ridge Cap Repointing
After the rebedding was completed, the ridge caps were repointed using flexible roof pointing.
The pointing forms the finished seal around the ridge caps and helps secure them while allowing for the small amount of natural movement that occurs across a tiled roof.
On this project, both rebedding and repointing were necessary because the underlying bedding mortar had deteriorated.
Roof Valley Replacement and Valley Seal
The restoration also included work to the roof valley.
A new valley was installed and the roof tiles were finished using valley seal rather than traditional mortar.
Roof valleys collect and direct significant amounts of rainwater from adjoining roof sections, so deteriorated valley irons can become an important source of roof leaks.
We avoid bedding roof tiles into mortar along roof valleys because mortar can retain moisture around the valley iron and contribute to hidden corrosion over time.
Completing the valley work before painting meant this important drainage area was properly addressed as part of the overall restoration.
Old Skylight Removal and Cement Tile Repairs
The existing skylight was no longer required and was removed during the restoration.
The opening was carefully tiled over using matching cement tiles to create a continuous roof surface and cleaner roofline.
Any additional roof repairs and damaged tile replacement required on the roof were also completed before painting began.
Removing the unused skylight also eliminated an unnecessary roof penetration that could otherwise require future maintenance.
Three-Coat Regent Ultra Roof Painting System
Once the roof had been cleaned, repaired and prepared, we applied a complete roof painting system using Regent products.
The three-coat system consisted of:
1 coat – Regent Maxi Primer
2 top coats – Regent Ultra
Colour – Basalt
Regent Ultra is the premium Regent topcoat used on this Hampton roof restoration.
The Maxi Primer was applied first to prepare and seal the cleaned cement tile surface before two coats of premium Regent Ultra were applied in Basalt.
This provided a complete primer-and-topcoat system rather than simply applying coloured roof paint over the existing tiles.

Why Basalt Was Chosen for This Hampton Roof
The homeowners selected Basalt, a medium-to-dark grey roof colour that gave the home a sophisticated and contemporary finish.
Before restoration, the heavily weathered cement tiles had lost much of their original appearance. Changing the roof to Basalt created a dramatic improvement while remaining softer than some of the darkest charcoal roof colours.
Basalt works particularly well with modern and coastal homes and can complement rendered exteriors, brickwork, landscaping and neutral exterior colour schemes.

The Finished Hampton Roof Restoration
This project shows how much can be involved in a complete roof restoration in Hampton when an older cement tile roof requires repairs as well as repainting.
The completed work included:
High-pressure cleaning
Full ridge cap rebedding
Flexible ridge cap repointing
New roof valley
Valley seal installation
Removal of the old skylight
Cement tile repairs
One coat of Regent Maxi Primer
Two coats of premium Regent Ultra
Basalt finish
The completed Hampton roof restoration transformed the roof from a heavily weathered and stained surface into a clean, repaired and professionally coated feature of the home.
The Basalt finish gave the property a modern appearance while the restoration work underneath addressed the condition of the existing cement tile roof.
Roof Restoration in Hampton
Homes in Hampton and surrounding Bayside suburbs can experience strong UV exposure, moisture, coastal winds and organic growth on older tiled roofs.
Over time, cement tile roofs can also develop problems with ridge bedding, pointing, valleys, flashing, roof penetrations and individual tiles.
A professional roof restoration can include roof cleaning, roof repairs, rebedding, repointing, valley replacement and roof painting depending on the condition of the existing roof.
Enhanced Paint & Roof Restoration provides roof restoration in Hampton, along with roof repairs, roof cleaning and roof painting throughout Bayside and Melbourne’s south.

What was completed during this Hampton roof restoration?
This Hampton cement tile roof was high-pressure cleaned before the ridge caps were fully rebedded and repointed. The roof was then finished with one coat of Regent Maxi Primer and two coats of premium Regent Ultra in Basalt.
What roof paint was used on this Hampton project?
We used Regent Ultra, Regent’s premium roof topcoat. Two coats of Regent Ultra in Basalt were applied over one coat of Regent Maxi Primer.
How many coats were applied to the roof?
Three coats were applied in total: one coat of Regent Maxi Primer followed by two coats of premium Regent Ultra.

The cement tile roof was finished in Basalt, a modern grey roof colour that gave the Hampton home a clean and contemporary appearance.
Did this Hampton roof need rebedding or only repointing?
This roof required full ridge cap rebedding and repointing. The existing bedding mortar had deteriorated enough that the ridge caps needed to be lifted and installed onto new mortar before the flexible pointing was applied.
Was the old skylight removed?
Yes. The unused skylight was removed and the opening was tiled over using cement roof tiles to create a continuous roof surface and cleaner roofline.
Was the roof valley replaced?
Yes. A new roof valley was installed and the adjoining tiles were finished using valley seal rather than traditional mortar.
Is Regent Ultra different from Regent Tileguard Standard?
Yes. They are different products within Regent’s roof coating range. Regent Ultra is the premium topcoat used on this Hampton roof restoration, while Tileguard Standard is Regent’s standard coating option. Our Regent vs Nutech vs Dulux Acratex vs Premier roof paint comparison explains the different systems in more detail.
Can an older cement tile roof be restored instead of replaced?
Often, yes, provided the existing roof remains suitable for restoration. Depending on its condition, a cement tile roof restoration can include cleaning, tile replacement, rebedding, repointing, valley replacement, repairs, priming and repainting.
