Soft Coastal Transformation: Cement Tile Roof Restoration in Bonbeach

This Bonbeach property underwent a full cement tile roof restoration to bring life back to a roof that had become heavily faded, worn, and weather-affected over time.

The home sits in a classic bayside pocket close to Chelsea, Carrum, Patterson Lakes, Edithvale, and Seaford, where coastal conditions can be harsh on roofing materials. Salt air, UV exposure, and general ageing had significantly dulled the roof’s original colour, leaving it looking tired and uneven.

After preparation and colour selection, the homeowner chose Regent Tileguard in Woodland Grey — a soft, coastal-friendly tone that suits the Bonbeach beachfront environment perfectly. Once completed, the colour lifted the entire presentation of the home, giving it a clean, modern, and balanced finish without looking harsh or overly dark.

The final result delivered exactly what the owners were after: a refreshed, protected roof with a natural finish that complements the bayside setting.

Scope of Works – Roof Restoration Bonbeach

This project combined full roof preparation, repairs, and a premium coating system designed specifically for long-term durability in coastal conditions.

✔ High-Pressure Roof Cleaning

The entire cement tile roof was pressure cleaned to remove years of built-up dirt, moss, lichen, and chalking paint residue.

This process restored the natural profile of the tiles and ensured a clean, sound surface for repairs and coating adhesion.

✔ Repointing & Roof Preparation

Once cleaned, the roof was inspected and prepared for coating.

Works included:

Full ridge cap roof pointing using flexible compounds
Repair of any weakened mortar sections
Detailed inspection to ensure a stable base before painting
Surface preparation to maximise coating adhesion

This stage is critical in older cement tile roofs, especially in coastal suburbs like Bonbeach where movement and weathering are common.

✔ Regent Tileguard Roof Coating System – Woodland Grey Finish

Roof Painting Bonbeach -To achieve a long-lasting, durable, and even colour finish, we applied a premium 3-coat system:

1 × Coat – Regent Tileguard Primer
2 × Coats – Regent Tileguard Roof Membrane in Woodland Grey

This system provides:

Strong adhesion to aged cement tiles
High UV resistance for harsh coastal sun exposure
Long-term colour stability
Improved waterproofing performance
A smooth, modern Woodland Grey finish

The Result – Coastal Roof Transformation in Bonbeach

The transformation on this Bonbeach home was a significant visual upgrade.

The original roof had become dull, patchy, and heavily weathered, which aged the appearance of the entire property. After restoration, the new Woodland Grey finish delivered a soft, coastal-modern look that fits perfectly within the Bonbeach streetscape.

The colour worked especially well in this bayside environment — not too dark, not too light — striking the right balance between modern styling and coastal softness.

Combined with full repointing, pressure cleaning, and a complete coating system, the roof now looks refreshed, uniform, and built for long-term protection.

Trustindex verifies that the original source of the review is Google. Caleb from Enhanced Paint and Roof Restoration recently repaired some leaks and damage on our roof, and the whole experience was excellent from start to finish. What stood out most was his professionalism and communication — he explained exactly what needed to be done, kept us updated throughout the job, and was upfront and honest about the work involved. No pressure, no hidden surprises, just clear and reliable communication the whole way through.

The repair work itself was done to a high standard, and it’s clear Caleb takes real pride in his craft. We were impressed enough that we’re already planning to have him back next year to paint the roof. Would happily recommend him to anyone needing roof repairs done properly.

Trustindex verifies that the original source of the review is Google. Definately one of the best home improvement decisions I've made was for Caleb at Enhanced Paint and roof Restoration to carry out repair, cleaning and finally a beautiful paint restoration on my tired terracotta tiles.
His approach was friendly, very professional, a reasonable quotation and finally a result that I couldn't be happier with.
My neighbour witnessing Calebs professional restoration is now considering him for her home.
I have no hesitation in recommending Caleb to others.
