Recent Project – Terracotta Roof Restoration and Valley Replacement in Springvale
Complete Terracotta Ridge Rebedding, Repointing and Rusted Valley Replacement
Enhanced Paint & Roof Restoration recently completed an extensive terracotta tile roof restoration in Springvale, Melbourne, involving complete ridge cap rebedding, flexible roof repointing, high-pressure cleaning and the replacement of a rusted metal roof valley.
The property had an existing natural terracotta tile roof that required significant maintenance and repairs to its ageing roofing components. In addition to the terracotta restoration, we completed preparation, rust treatment and painting on the rear metal roof.
This project required more than simply cleaning the roof to improve its appearance. The work involved removing deteriorated bedding mortar, resetting the ridge caps, applying new flexible pointing and replacing a corroded roof valley to address important areas of the roof’s weather protection.
The original terracotta tiles were retained, preserving their natural clay colour and traditional appearance without applying paint or additional coatings.

Terracotta Roof Restoration Work Completed in Springvale
1. Professional High-Pressure Terracotta Roof Cleaning
The restoration began with professional high-pressure roof cleaning to remove accumulated dirt, moss, lichen and environmental build-up from the terracotta tiles.
Over time, organic growth and surface contamination can conceal the original appearance of terracotta roof tiles, leaving the roof looking dark and weathered. Moss and debris can also collect around tile overlaps and drainage areas.
Thorough cleaning removed this build-up and revealed the original natural clay colours of the existing roof.
Cleaning also provided a clearer view of the ridge capping and surrounding roofing components before the extensive rebedding and repointing work commenced.
Importantly, the terracotta tiles were not painted. The restoration focused on maintaining the original clay roofing while renewing deteriorated components that required attention.

2. Complete Terracotta Ridge Cap Rebedding
One of the most significant parts of this Springvale roof restoration was the complete rebedding of the terracotta roof’s ridge capping.
Ridge caps sit along the ridgelines of a tiled roof and are traditionally supported by bedding mortar. Over time, the mortar can deteriorate, crack or become loose, leaving ridge tiles inadequately supported.
For this property, the existing bedding had deteriorated sufficiently to require comprehensive replacement.
Our rebedding work involved:
Removing the deteriorated mortar bedding beneath the ridge caps.
Preparing the affected ridge sections for new bedding.
Installing fresh bedding mortar.
Resetting the existing ridge caps securely into position.
Preparing the renewed ridge sections for flexible repointing.
Complete ridge cap rebedding is a substantial part of a terracotta roof restoration, particularly on older roofs where the original mortar has deteriorated.
Replacing failed bedding provides a secure foundation for the ridge caps and allows the new pointing to be applied to properly supported roofing components.
Not every terracotta roof requires complete rebedding. However, where existing mortar has failed or ridge caps have become unstable, repointing alone may not adequately address the underlying problem.

3. Full Flexible Roof Repointing
Once the ridge caps had been rebedded, we completed full roof repointing across the terracotta roof’s ridgelines.
Roof pointing is the finishing material applied along the edges of ridge caps. It helps maintain weather protection around the ridge capping and protects the bedding mortar beneath.
Traditional cement mortar pointing can crack as roofing materials expand and contract in changing temperatures.
For this Springvale restoration, flexible roof pointing was applied to accommodate normal movement while maintaining the protective finish around the ridge caps.
Completing both rebedding and repointing addressed the deteriorated ridge components rather than simply applying new pointing over failed mortar.
These repairs were an important part of restoring the existing terracotta roof while preserving the original clay tiles.
4. Rusted Roof Valley Replacement – Colorbond Jasper
Another major component of the Springvale terracotta roof restoration was replacing a rusted metal roof valley.
Roof valleys are essential drainage components positioned where adjoining roof slopes meet. They collect rainwater and direct it towards the guttering.
Because valleys carry concentrated volumes of water during rainfall, deterioration or corrosion can create a potential source of roof leaks.
Older metal valleys may develop rust beneath surrounding roof tiles, particularly where debris, mortar or moisture has accumulated.
For this project, we removed the deteriorated metal valley and installed a new Colorbond roof valley in Jasper.
The new valley restored the drainage component while providing a corrosion-resistant replacement for the ageing metal.
Replacing a rusted valley is particularly important where corrosion has weakened the existing metal or created a risk of water entering beneath the terracotta roof tiles.
Our roof valley replacement services focus on addressing these problems while retaining suitable surrounding roof tiles wherever practical.
5. Rear Metal Roof Preparation and Rust Treatment
In addition to restoring the main terracotta roof, we completed restoration and painting work on the rear metal roof.
The metal roof required cleaning, corrosion treatment and a new protective coating system.
Following preparation, we applied Nutech Rust Converter to treat affected areas of corrosion before commencing the roof painting process.
Proper preparation is an important part of metal roof painting because existing rust, contamination and deteriorated coatings can affect the performance and adhesion of new paint systems.
This additional work allowed the rear metal roofing to receive the preparation and coating appropriate to its material while the main terracotta roof retained its natural finish.
6. Three-Coat Metal Roof Painting – White
After cleaning and rust treatment, the rear metal roof received a three-coat protective roof painting system.
The coating application included:
Primer: One coat of Premier Metal Primer.
Topcoats: Two coats of Premier Plus.
Roof colour: White.
The completed painting work refreshed the appearance of the rear metal roof and provided a renewed protective coating.
Unlike the natural terracotta roof, which was restored through cleaning and repairs, the metal section received a new painted finish.
This distinction is important because different roofing materials require different restoration and preparation methods.

The Result – Natural Terracotta Roof Restored With Extensive Repairs
The completed Springvale project demonstrates how comprehensive roof restoration can address several different roofing problems within the same property.
The main terracotta roof was professionally cleaned, revealing its original clay colours while preserving the natural tile finish.
Complete ridge cap rebedding and flexible repointing addressed deteriorated mortar and helped restore weather protection around the ridgelines.
The rusted metal valley was replaced with a new Colorbond Jasper valley, renewing an important roof drainage component.
At the rear of the property, the metal roof was cleaned, treated for corrosion and finished with a three-coat protective painting system in White.
The completed work included:
Natural terracotta roof tiles cleaned and retained.
Deteriorated ridge bedding removed and replaced.
Ridge caps reset and fully repointed.
Rusted metal roof valley replaced.
Rear metal roof treated and professionally painted.
Rather than relying on cosmetic improvements alone, this restoration addressed the areas requiring maintenance and repair while retaining the existing roofing materials where suitable.
Why Rebedding, Repointing and Valley Replacement Matter on Terracotta Roofs
Terracotta roof tiles are manufactured from kiln-fired clay and can remain serviceable for many decades. However, other roofing components may deteriorate well before the tiles themselves.
Older terracotta roofs can develop problems involving failed ridge bedding, cracked pointing, broken tiles and rusted valleys.
These issues do not necessarily mean the entire roof needs replacing.
Professional terracotta roof restoration can help homeowners:
Preserve original terracotta tiles: Retain the natural clay colours and traditional appearance of the existing roof.
Address failing ridge mortar: Replace deteriorated bedding and secure ridge caps where required.
Renew weather protection: Apply flexible pointing to properly bedded ridge caps.
Replace corroded drainage components: Remove rusted valleys that may become potential sources of water entry.
Improve roof appearance: Remove years of accumulated moss, lichen and dirt through professional cleaning.
Avoid unnecessary replacement: Maintain suitable existing tiles while repairing roofing components that have deteriorated.
Our Springvale project is a good example of why a roof inspection should consider the condition of the entire roofing system, rather than just the appearance of the tiles.
Frequently Asked Questions About Terracotta Roof Restoration
Does an old terracotta roof need complete rebedding?
Not always. Complete rebedding is necessary where the existing mortar has deteriorated or ridge caps are no longer properly supported. If the bedding remains sound, repointing alone may be suitable. On this Springvale project, the ridge capping required complete rebedding followed by flexible repointing.
Can a rusted roof valley be replaced without replacing the entire terracotta roof?
Yes. A rusted metal roof valley can often be replaced while retaining the surrounding terracotta roof tiles, provided they remain suitable for removal and reinstatement. Replacing a deteriorated valley can address a potential source of water entry without requiring complete roof replacement.
Can terracotta roof tiles be restored without painting?
Yes. Terracotta roofs can often be restored through professional high-pressure cleaning, tile repairs, ridge rebedding, repointing and valley replacement. The Springvale terracotta roof retained its original natural clay colour without a new paint coating.
What is the difference between roof rebedding and repointing?
Rebedding involves replacing deteriorated mortar beneath ridge caps to reset and support the ridge tiles. Repointing involves applying a flexible finishing compound along the ridge cap edges to help maintain weather protection. Where bedding has failed, rebedding should be completed before repointing.
Is it worth restoring an older terracotta tile roof?
Often, yes. When the existing terracotta tiles and underlying roof structure remain in suitable condition, professional cleaning and necessary repairs can be a practical alternative to complete replacement. The appropriate approach depends on the extent of deterioration and the condition of the roof.
Can a terracotta roof and metal roof be restored on the same property?
Yes. Properties with multiple roof materials may require different restoration processes. In Springvale, the natural terracotta roof was cleaned, rebedded and repointed, while the rear metal roof received corrosion treatment, primer and two topcoats of protective roof paint.
