Recent Project – Roof Painting Seaford
Coastal Cement Tile Roof Transformation in Seaford – Contemporary Black Roof Finish
We recently completed this roof painting project in Seaford on a cement tile roof located just across the road from the beach.
Unlike some of our larger roof restoration projects, this roof was already in relatively good condition and did not require extensive repairs. The homeowners primarily wanted to refresh the ageing roof surface and dramatically modernise the appearance of the property.
After high-pressure cleaning and preparation, the roof received one coat of Regent Maxi Primer followed by two top coats of premium Regent Ultra in Black / Night Sky.
The deep black finish created a striking contrast against the home’s brick veneer exterior and completely changed the character of the property.
Project Overview
Location: Seaford, Victoria
Roof material: Cement roof tiles
Property: Coastal home near Seaford beach
Roof condition: Generally sound with no major restoration repairs required
Work completed: High-pressure cleaning, preparation, priming and roof painting
Primer: One coat of Regent Maxi Primer
Top coats: Two coats of premium Regent Ultra
Colour: Black / Night Sky
Main goal: Modernise the appearance of the existing cement tile roof
High-Pressure Roof Cleaning in Seaford
The first stage was a thorough high-pressure roof clean to remove accumulated dirt, grime, surface staining and environmental build-up from the existing cement tiles.
The roof was already in relatively sound condition, so extensive structural repairs were not required.
Instead, the focus was on thorough preparation to provide the correct surface before priming and painting.
Proper cleaning is an important part of cement tile roof painting because the existing surface needs to be clean and properly prepared before the coating system is applied.
Three-Coat Regent Ultra Roof Painting System
Once the roof had been cleaned and prepared, we applied a complete three-coat roof painting system.
The cement tile roof received:
1 coat – Regent Maxi Primer
2 top coats – Regent Ultra
Colour – Black / Night Sky
Regent Ultra is the premium Regent topcoat used on this Seaford cement tile roof painting project.
The Maxi Primer was applied first to prepare and seal the cleaned cement tile surface before two coats of Regent Ultra were applied to create the final Black / Night Sky finish.

Why Black / Night Sky Was Chosen
The homeowners selected Black / Night Sky because they wanted a much stronger and more contemporary roof colour.
Against the existing brick veneer facade, the darker roof created a sharp contrast and gave the home much more architectural definition.
Rather than simply refreshing the previous roof colour, Black / Night Sky substantially changed the overall appearance of the property.
The result shows how much influence roof colour can have when the roof occupies a prominent part of the home’s exterior.
Homeowners considering a similar dark finish can see more completed examples and colour information on our Black and Night Sky roof colour page.
Why the Black Roof Worked on This Seaford Home
This property has an unusual coastal setting, positioned just across the road from the beach along one of Seaford’s quieter roads.
The home already had a relaxed coastal character, but the homeowners wanted the exterior to feel more contemporary.
The deep Black / Night Sky roof provided contrast against the brick facade and helped create cleaner, stronger rooflines.
Because the existing cement tiles were still suitable to retain, the homeowners were able to achieve a significant visual transformation through professional cleaning, preparation, priming and repainting rather than replacing the roof.
The Finished Seaford Roof Transformation
This project demonstrates that a roof does not always need extensive repairs for professional roof painting to make a substantial difference.
The completed work included:
High-pressure cleaning
Cement tile preparation
One coat of Regent Maxi Primer
Two coats of premium Regent Ultra
Black / Night Sky finish
The completed Seaford roof painting project transformed the existing cement tile roof from a tired finish into a much darker and more contemporary feature of the home.
The contrast between the black roof and brick veneer exterior gave the property a much sharper appearance while retaining the original cement tiles.
Black Roof Colour for Cement Tiles
Black and Night Sky are among the darkest roof colour options and can create a strong architectural statement.
They can work particularly well where homeowners want significant contrast between the roof and lighter brickwork, render, cladding or other exterior finishes.
However, roof colour should be considered alongside the home’s architecture, surrounding colours and personal preferences rather than chosen in isolation.
For homeowners exploring different options, our roof colour guide includes more information about popular roof colours used across our completed projects.

Roof Painting in Seaford
Not every older roof needs major restoration work.
Where the cement tiles, ridge capping and other roof components remain in suitable condition, professional roof painting may primarily involve high-pressure cleaning, preparation, priming and application of two top coats.
If repairs are required, they should be completed before painting begins.
Enhanced Paint & Roof Restoration provides roof painting and roof restoration in Seaford, along with roof cleaning, roof repairs and cement tile restoration.
Based in Seaford and established in 2006, we restore and paint cement tile, terracotta and metal roofs throughout Melbourne’s south, Bayside and the Mornington Peninsula.
