Recent Project – Roof Painting Frankston South

Frankston South Roof Painting – Cement Tile Roof Transformed in Woodland Grey

We recently completed a roof painting project in Frankston South on a cement tile roof that was part of a much larger renovation underway at the property.

Frankston South Roof Painting – Project Details

  • Location: Frankston South
  • Roof type: Cement tile
  • Existing roof: Ageing cement tiles that were suitable for painting
  • Roof preparation: Pressure cleaned by the homeowner and professionally assessed
  • Repairs: No rebedding, repointing or major repairs required
  • Coating system: 1 coat Regent Maxi Primer + 2 coats Regent Ultra
  • Final colour: Woodland Grey

Unlike many of our roof restoration projects, this roof did not require repairs or rebedding.

The homeowner had already pressure cleaned the roof himself, and once we inspected it, the existing cement tiles were in suitable condition for painting.

The main focus was therefore getting the coating system right.

The homeowner was carrying out extensive renovations around the rest of the property and had already taken on a lot of the work himself. However, when it came to the roof, he wanted the final finish done professionally.

Roof painting can look straightforward, but achieving a consistent, durable finish on an existing tiled roof requires careful preparation, the correct coating system and an understanding of how the roof surface will accept the paint.

For this Frankston South home, we applied one coat of Regent Maxi Primer followed by two coats of Regent Ultra in Woodland Grey.

The result was a fresh, modern roof that tied in beautifully with the home’s renovation and gave the property a completely updated appearance.

What We Completed – Roof Painting Frankston South

✔ Existing Cement Tile Roof Professionally Assessed

This was a straightforward cement tile roof painting project, rather than a roof requiring major restoration work.

The homeowner had already pressure cleaned the roof, removing the dirt and surface build-up that had accumulated over time.

Once the roof was ready for painting, we assessed the existing cement tiles and found that they did not require repairs before the coating system could be applied.

This is an important part of any roof painting project.

Not every roof needs rebedding, repointing or repairs.

Sometimes the existing roof is in sound enough condition to simply require the correct preparation and professional coating system to give it a new lease of life.

That was the case with this Frankston South property.

✔ Professional Roof Painting Preparation

With the roof cleaned and assessed, the next step was preparing the cement tiles for the coating system.

Although the homeowner had completed the pressure cleaning himself, the painting stage still required professional preparation and application.

The condition of the surface, the porosity of the cement tiles and the way the coating is applied all affect the final result.

A roof needs to be coated consistently across thousands of individual tiles, including the exposed faces, edges and areas where the surface can absorb paint differently.

Getting the preparation and application right is what helps produce a clean, even finish rather than simply putting paint over the roof.

✔ Three-Coat Roof Painting System

We applied a complete three-coat roof painting system to the cement tile roof.

The system consisted of:

  • 1 x Regent Maxi Primer
  • 2 x Regent Ultra top coats
  • Final colour: Woodland Grey

The primer provided the foundation for the two finishing coats and helped prepare the existing cement tiles for the new colour.

The two top coats then built up the final finish and provided the completed appearance across the roof.

Using a complete coating system rather than treating roof painting as simply applying a single coat is an important part of achieving a professional result.

✔ Regent Maxi Primer

The first coating was Regent Maxi Primer.

Cement tiles can be porous, so the primer stage is an important part of the roof painting process.

The primer helps prepare and seal the surface before the finishing coats are applied, providing a consistent foundation for the Regent Ultra top coats.

This stage is particularly important when repainting an existing cement tile roof because the condition and porosity of older tiles can vary across the roof.

The primer helps create the foundation needed for the final finish.

✔ Two Coats of Regent Ultra in Woodland Grey

The roof was then finished with two coats of Regent Ultra in Woodland Grey.

Woodland Grey was a great fit for this property, particularly with the extensive renovations being carried out around the home.

The darker grey finish gave the existing cement tile roof a much more modern appearance and helped bring the roof into line with the updated look of the property.

Rather than the roof looking like an older part of the home that had been left behind during the renovation, the new Woodland Grey finish helped tie everything together.

The result was clean, contemporary and noticeably more cohesive with the renovated property.

Why Professional Roof Painting Makes a Difference

This project was an interesting example of how roof painting is a skilled finishing job, even when the roof itself does not require repairs.

The homeowner was more than capable of taking on plenty of work around the property and had already pressure cleaned the roof himself.

But painting a roof professionally involves more than simply putting paint onto clean tiles.

There are thousands of individual tiles across a typical roof, and achieving an even finish requires the coating system to be applied correctly and consistently.

The roof also needs to be properly assessed before painting, and the primer and top coats need to be applied in the correct sequence.

The difference can be seen in the finished result.

The purpose of bringing in a professional was not because the homeowner could not do work himself.

It was because the roof was an important part of the overall renovation and he wanted the final coating work done properly.

Roof Painting During a Home Renovation

This Frankston South project was also a good example of how much difference a roof colour can make when a home is undergoing other renovations.

The homeowner was updating numerous areas around the property, so leaving the existing roof colour unchanged would have meant retaining an older-looking element alongside the newly renovated parts of the home.

The Woodland Grey roof provided a much cleaner transition between the existing structure and the updated areas of the property.

A new roof colour can have a surprisingly large impact on the overall appearance of a home because the roof is such a significant part of the property’s exterior.

In this case, the new Woodland Grey finish helped bring the entire renovation together.

The Result – Woodland Grey Roof Painting Frankston South

The finished roof was a significant visual improvement.

The existing cement tile roof was cleaned and assessed, with no repairs required before painting.

We then applied one coat of Regent Maxi Primer followed by two coats of Regent Ultra in Woodland Grey.

The new colour gave the roof a fresh, contemporary appearance and complemented the extensive renovation work taking place around the property.

Most importantly, the roof received a complete professional coating system rather than simply a quick cosmetic coat of paint.

The homeowner had already taken care of the pressure cleaning and much of the work around the property.

We completed the part that required specialist roof painting experience — applying the correct coating system and achieving the consistent finish needed across the entire cement tile roof.

The result was a roof that looks like a completely updated part of the renovated home.

A Simple Roof Painting Project – Done Properly

Not every roof restoration needs major repairs.

Sometimes the existing roof is in good enough condition and the main requirement is a professional roof painting system.

That was exactly the case with this Frankston South project.

There was no need for rebedding, repointing or other major repairs.

The roof was already pressure cleaned, the cement tiles were suitable for painting and the focus was on applying the correct primer and finishing coats.

The final system of Regent Maxi Primer and two coats of Regent Ultra in Woodland Grey gave the homeowner the result he was looking for.

A fresh roof colour, a professional finish and a roof that now fits naturally into the home’s wider renovation.

This project is a great reminder that roof painting doesn’t always mean roof restoration — but it should always mean proper preparation, the right products and a professional finish.

Caleb from Enhanced Paint and Roof Restoration recently repaired some leaks and damage on our roof, and the whole experience was excellent from start to finish. What stood out most was his professionalism and communication — he explained exactly what needed to be done, kept us updated throughout the job, and was upfront and honest about the work involved. No pressure, no hidden surprises, just clear and reliable communication the whole way through. The repair work itself was done to a high standard, and it’s clear Caleb takes real pride in his craft. We were impressed enough that we’re already planning to have him back next year to paint the roof. Would happily recommend him to anyone needing roof repairs done properly.

Definately one of the best home improvement decisions I've made was for Caleb at Enhanced Paint and roof Restoration to carry out repair, cleaning and finally a beautiful paint restoration on my tired terracotta tiles. His approach was friendly, very professional, a reasonable quotation and finally a result that I couldn't be happier with. My neighbour witnessing Calebs professional restoration is now considering him for her home. I have no hesitation in recommending Caleb to others.
