Cement Tile Roof Restoration in Mitcham – Regent HeatGuard Birch Grey
We recently completed this roof restoration in Mitcham on a large two-storey family home with an ageing cement tile roof.
The roof required more than a simple colour change. Broken tiles were replaced, cracked ridge pointing was repaired, the roof was thoroughly high-pressure cleaned and the gutters were cleared before the new coating system was applied.
After preparation and repairs, the cement tiles were finished with one coat of Regent Maxi Primer followed by two top coats of Regent HeatGuard in Birch Grey.
The lighter Birch Grey finish complemented the home’s mid-tone brickwork particularly well, giving the large roofline a cleaner and more contemporary appearance.
Project Overview
Location: Mitcham, Victoria
Roof material: Cement roof tiles
Property: Large two-storey family home
Roof condition: Aged and weathered with broken tiles and cracked ridge pointing
Work completed: Tile replacement, high-pressure cleaning, repointing, gutter cleaning and roof painting
Tile repairs: Broken tiles replaced with matching-profile tiles
Ridge repairs: Cracked sections of ridge pointing repaired
Primer: One coat of Regent Maxi Primer
Top coats: Two coats of Regent HeatGuard
Colour: Birch Grey
Additional work: Painted spare tiles supplied and roof rubbish removed
Broken Cement Tile Replacement
Before painting began, all identified broken tiles were replaced using tiles of the same profile.
Replacing damaged tiles is an important part of a proper roof restoration because painting alone does not repair cracked or broken roofing materials.
We also supplied painted spare tiles so the homeowners had matching replacements available for future maintenance if required.
High-Pressure Roof Cleaning
The cement tile roof was then thoroughly high-pressure cleaned to remove accumulated dirt, moss, lichen and surface contamination.
High-pressure cleaning provides the clean surface required before priming and painting and also allows the condition of the existing tiles and ridge capping to be inspected more clearly.
Proper preparation is particularly important on older cement tile roofs before a new coating system is applied.
Roof Repointing
Sections of ridge pointing showing cracks were repointed before painting.
The existing ridge capping was assessed and the areas requiring attention were repaired rather than unnecessarily replacing sound bedding mortar.
Flexible roof pointing helps secure and weatherproof the ridge capping while accommodating the small amount of natural movement that occurs across a tiled roof.
Any necessary roof repairs were completed before the roof coating system was applied.
Three-Coat Regent HeatGuard Roof Painting System
Once the roof had been cleaned, repaired and prepared, we applied a complete roof painting system.
The cement tile roof received:
1 coat – Regent Maxi Primer
2 top coats – Regent HeatGuard
Colour – Birch Grey
Regent HeatGuard was the specialist topcoat used on this Mitcham cement tile roof restoration.
The Maxi Primer was applied first to prepare and seal the cleaned cement tile surface before two coats of Regent HeatGuard were applied in Birch Grey.
This project provides another real example of Regent HeatGuard being used as part of a complete roof coating system. HeatGuard is available in more than just bright reflective white finishes, with this Mitcham project completed in the much softer Birch Grey colour.

Why Birch Grey Was Chosen
The homeowners selected Birch Grey, a light neutral grey that worked particularly well with the home’s mid-tone brick exterior.
Because this is a large two-storey property with a prominent roofline, the roof colour has a substantial influence on the overall appearance of the house.
Birch Grey provided contrast against the brickwork without creating the much darker appearance associated with colours such as Monument or Woodland Grey.
The result was a lighter, cleaner roofline that complemented the traditional architecture while giving the property a more updated appearance.
Gutter Cleaning and Final Clean-Up
The gutters were also cleaned as part of the completed works, removing accumulated debris from around the roofline.
All roofing rubbish generated during the restoration was removed from the property once the work was complete.
These final stages left the roof and surrounding areas clean and ready for the homeowners.
The Finished Mitcham Roof Restoration
The completed restoration transformed the appearance of this large cement tile roof while also addressing the repairs required underneath.
The project included:
Replacement of broken cement tiles
Matching-profile replacement tiles
Painted spare tiles supplied
High-pressure roof cleaning
Localised ridge cap repointing
Gutter cleaning
One coat of Regent Maxi Primer
Two coats of Regent HeatGuard
Birch Grey finish
Removal of roof rubbish
The original ageing roof was transformed into a much cleaner and more modern Birch Grey finish, with the lighter colour complementing the home’s brickwork particularly well.
Most importantly, the tiles and ridge pointing were repaired before the coating system was applied rather than simply painting over existing defects.
Cement Tile Roof Restoration in Mitcham
Older cement tile roofs can develop faded surfaces, broken tiles, cracked ridge pointing, moss and lichen growth and other signs of weather exposure.
Where the existing roof remains suitable, a professional restoration can include high-pressure cleaning, tile replacement, roof repairs, repointing, priming and roof painting.
This Mitcham project demonstrates how those individual stages work together: the roof was repaired and prepared first, followed by the Regent Maxi Primer and two HeatGuard finishing coats.

Frequently Asked Questions
What was completed during this Mitcham roof restoration?
This Mitcham cement tile roof had broken tiles replaced, cracked ridge pointing repaired and the entire roof high-pressure cleaned. The gutters were also cleaned before one coat of Regent Maxi Primer and two top coats of Regent HeatGuard in Birch Grey were applied.
What roof paint was used on this Mitcham project?
We used Regent HeatGuard as the topcoat. Two coats of HeatGuard in Birch Grey were applied over one coat of Regent Maxi Primer.
How many coats were applied to the roof?
Three coats were applied in total: one coat of Regent Maxi Primer followed by two top coats of Regent HeatGuard.
What colour was used on this Mitcham roof restoration?
The cement tile roof was finished in Birch Grey, a light neutral grey that complemented the home’s mid-tone brickwork and gave the large roofline a much fresher appearance.
Is Regent HeatGuard only available in white?
No. This Mitcham project is a real example of Regent HeatGuard in Birch Grey. The specialist HeatGuard coating can be used in different available colours depending on the selected system and project requirements.
Is Regent HeatGuard different from Regent Ultra?
Yes. They are different products within Regent’s roof coating range. HeatGuard was the specialist topcoat used on this Mitcham project, while Regent Ultra is Regent’s premium general roof topcoat used on a number of our other completed restorations.
Our Regent vs Nutech vs Dulux Acratex vs Premier roof paint comparison explains the different systems in more detail.
Were broken roof tiles replaced before painting?
Yes. Broken tiles were replaced with matching-profile cement tiles before the roof was coated. We also supplied painted spare tiles for future maintenance.
Did the roof require full rebedding?
No. The invoice records repointing where the existing pointing had cracked. There is no reason to describe this project as a full rebedding job when the work completed was localised repointing.
Can an older cement tile roof be restored instead of replaced?
Often, yes. If the underlying roof remains suitable, restoration can include cleaning, tile replacement, ridge repairs, repointing, priming and repainting rather than replacing the entire roof.
