What Was Involved in This Frankston South Metal Roof Restoration?

Our Frankston South metal roof restoration involved four main stages, beginning with high-pressure cleaning and roof preparation before applying the new coating system.

1. High-Pressure Metal Roof Cleaning

We began by thoroughly high-pressure cleaning the metal roof to remove accumulated dirt, oxidation residue and environmental debris.

Roof cleaning included:

• Removing accumulated dirt and surface grime.

• Washing away loose oxidation residue and weathered material.

• Removing environmental debris.

• Preparing the roof for a closer inspection.

• Creating a suitable surface for priming and painting.

Correct cleaning is essential before metal roof painting because surface contaminants and deteriorated coatings can affect paint adhesion.

2. Metal Roof Inspection and Surface Preparation

After cleaning, we inspected the existing metal roofing and prepared the surface for recoating.

Inspection and preparation included:

• Checking roofing screws and fixings.

• Inspecting flashings and roof seams.

• Assessing the condition of the existing metal surface.

• Addressing minor areas requiring attention before painting.

• Preparing the roof for application of the metal primer.

Identifying potential roofing issues before painting is an important part of a professional metal roof restoration.

For older metal roofs, damaged fixings, deteriorating flashings and areas of corrosion should be addressed before applying a new coating system.

3. Specialist Metal Roof Priming

Once the roof was cleaned and prepared, we applied one coat of suitable metal primer.

The priming stage included:

• Applying one coat of specialist metal primer.

• Preparing the existing metal surface for the topcoats.

• Providing a compatible foundation for the roof coating.

• Supporting adhesion of the finishing coats.

• Helping achieve consistent coverage across the roof.

Using a suitable primer is particularly important when restoring older metal roofs, especially in coastal areas where exposure to moisture and salt-laden air can contribute to coating deterioration.

4. Two Premium Roof Paint Topcoats in Woodland Grey

The final stage involved applying two coats of premium roof paint in Woodland Grey.

The three-coat metal roof painting system consisted of:

• 1 coat of specialist metal primer.

• 2 coats of premium Regent roof paint in Woodland Grey.

• Consistent coverage across the prepared roof.

• A renewed protective roof coating.

• A contemporary dark grey finish.

The new Woodland Grey roof complemented the home’s modern architectural lines and created a refreshed appearance.

Why Woodland Grey Works Well on Contemporary Homes

Woodland Grey is a deep grey with natural green undertones, making it a versatile choice for contemporary homes surrounded by trees, gardens and coastal landscaping.

For this Frankston South property, Woodland Grey complemented the home’s distinctive architectural features without overwhelming its existing design.

Benefits of Woodland Grey roof colour include:

• A sophisticated deep grey appearance.

• Natural undertones that complement landscaping.

• Strong contrast with lighter exterior finishes.

• Compatibility with rendered, brick and contemporary homes.

• A softer, earthier appearance than some black roof colours.

• A modern finish that complements clean architectural lines.

Woodland Grey is a dark roof colour and generally absorbs more solar heat than lighter alternatives. Insulation, ventilation and the selected coating’s thermal properties should be considered when choosing a roof colour.

Why Metal Roof Restoration Matters in Frankston South

Frankston South is home to a mix of traditional and contemporary properties, many surrounded by established gardens and located close to Port Phillip Bay.

Metal roofs in coastal areas can be exposed to salt-laden air, sunlight, moisture and changing weather conditions.

Common metal roofing issues include:

• Fading and chalking of existing coatings.

• Surface corrosion or rust.

• Deteriorated paint finishes.

• Ageing roofing screws and washers.

• Loose or damaged flashings.

• Accumulated dirt and environmental debris.

• General weathering from long-term exposure.

Professional metal roof restoration begins with assessing the condition of the existing roofing and completing any necessary repairs before painting.

Benefits of restoring a suitable metal roof include:

• Retaining existing metal roofing sheets.

• Addressing necessary repairs and maintenance.

• Removing accumulated dirt and surface contaminants.

• Applying suitable metal primers.

• Renewing the protective coating.

• Updating the roof colour to complement the home.

Where the underlying roofing remains in suitable condition, restoration can be a practical alternative to complete roof replacement.
