Metal Roof Restoration in Langwarrin – Regent Ultra Monument Transformation
We recently completed this metal roof restoration in Langwarrin, transforming a faded and weathered metal roof with a complete three-coat roof painting system.
The homeowners wanted to modernise the property and create a consistent colour scheme across the main roof, gutters and garden sheds.
After high-pressure cleaning and preparation, the metal roof was finished with one coat of metal primer followed by two top coats of premium Regent Ultra in Monument.
To complete the transformation, the garden sheds were also painted in Monument, while the gutters received two coats of Dulux Weathershield Low Sheen in the same colour.
The result was a dramatic before-and-after transformation, with the matching Monument finishes bringing the entire property together.
Project Overview
Location: Langwarrin, Victoria
Roof material: Metal roofing
Roof condition: Faded and weathered
Work completed: High-pressure roof cleaning, preparation, priming, roof painting, gutter painting and garden shed painting
Primer: One coat of metal primer
Roof top coats: Two coats of premium Regent Ultra
Roof colour: Monument
Gutters: Two coats of Dulux Weathershield Low Sheen in Monument
Garden sheds: Painted in Monument to match the main roof
Result: Complete exterior colour transformation with coordinated roof, gutters and sheds
High-Pressure Metal Roof Cleaning
The restoration began with a thorough high-pressure roof clean to remove accumulated dirt, surface contamination and weathered coating residue from the existing metal roofing.
Proper cleaning is an important first stage of metal roof painting because the new primer and finishing coats need to be applied to a clean, properly prepared surface.
The cleaning process also allowed the condition of the existing metal roofing to be assessed before the new coating system was applied.
Metal Roof Preparation and Priming
Once the roof had been cleaned and prepared, we applied one coat of metal primer across the roof.
The primer formed the foundation for the finishing coats and helped prepare the existing metal surface for the Regent Ultra coating system.
Correct preparation and priming are especially important when repainting older metal roofs where the existing paint has become faded or weathered.
Three-Coat Regent Ultra Metal Roof Painting System
After preparation and priming, the roof received two finishing coats of Regent Ultra in Monument.
The complete roof painting system consisted of:
1 coat – Metal primer
2 top coats – Regent Ultra
Colour – Monument
Regent Ultra is the premium Regent topcoat used on this Langwarrin metal roof restoration.
The two Regent Ultra top coats provided a consistent new colour and protective painted finish across the existing metal roofing.
The dark Monument colour completely transformed the appearance of the previously faded roof, giving the home a much sharper and more contemporary finish.

Gutter Painting – Dulux Weathershield Monument
To create a consistent finish across the property, the existing gutters were also painted in Monument.
Rather than using the roof coating on the gutters, we applied two coats of Dulux Weathershield Low Sheen in Monument.
Dulux Weathershield is an exterior paint designed for suitable outdoor surfaces, making it a practical choice for properly prepared gutters.
Matching the gutters to the newly painted metal roof helped create a cleaner and more cohesive appearance across the roofline.
Garden Sheds Painted in Monument
The garden sheds were also painted in Monument to complement the newly restored main roof.
This additional work made a significant difference to the overall presentation of the property.
Rather than having separate structures finished in different colours, the matching Monument roof and sheds helped create a unified appearance across the outdoor areas.
The coordinated colour scheme was particularly effective when viewing the property as a whole.
Why Monument Was Chosen for This Langwarrin Property
The homeowners selected Monument, a deep charcoal roof colour that gives older metal roofing a modern and defined appearance.
Monument worked particularly well on this property because the same colour was carried across the main roof, gutters and garden sheds.
The consistent dark finish created stronger rooflines and brought together the different exterior elements.
Because the metal roof occupies such a prominent part of the home, changing the faded existing finish to Monument had a substantial impact on the overall appearance of the property.
Homeowners considering the same colour can explore more information and completed examples on our Monument roof colour page.

The Finished Langwarrin Metal Roof Transformation
This was one of those projects where the completed transformation made an immediate visual impact.
What began as a faded and weathered metal roof was thoroughly cleaned, prepared, primed and finished with two coats of premium Regent Ultra in Monument.
The garden sheds were painted in the same colour, while the gutters received two coats of Dulux Weathershield Low Sheen in Monument.
The completed work included:
High-pressure metal roof cleaning
Roof surface preparation
One coat of metal primer
Two coats of premium Regent Ultra
Monument roof colour
Two coats of Dulux Weathershield Low Sheen on the gutters
Garden sheds painted in Monument
The completed Langwarrin roof restoration gave the property a completely refreshed appearance without replacing the existing metal roofing.
By coordinating the roof, gutters and garden sheds in Monument, the homeowners achieved a much more consistent and contemporary exterior.
This project is an excellent example of how professional roof painting and carefully selected exterior colours can transform the appearance of an existing home.
