Recent Project – Roof Restoration Frankston
Complete Cement Tile Roof Restoration in Frankston – Full Rebedding & Monument Finish
This recent roof restoration in Frankston involved an ageing red/orange cement tile roof with significantly deteriorated bedding.
This was a comprehensive restoration rather than simply a cleaning and repainting project. The roof required high-pressure cleaning, full ridge and hip rebedding, repointing, roof valley replacement and a complete three-coat roof coating system.
After all repairs and preparation were completed, the cement tiles were finished with one primer coat followed by two top coats of Regent HeatGuard in Monument.

The completed restoration transformed an ageing cement tile roof into a fully repaired and professionally coated Monument roof.
High-Pressure Roof Cleaning
The first stage was a thorough high-pressure roof clean of the existing cement tile roof.
Cleaning removed accumulated dirt and surface build-up and allowed the condition of the tiles, bedding, pointing and other roof components to be properly assessed before restoration work began.
Once the roof had been cleaned, it was clear that the existing bedding had deteriorated significantly and required more than simple repointing.
Full Roof Rebedding
The deteriorated bedding beneath the ridge and hip tiles was removed and replaced with new mortar.
Full roof rebedding was required on this Frankston restoration because the existing bedding had deteriorated to the point where simply applying new pointing would not have addressed the underlying problem.
The new bedding provided a solid foundation for the ridge and hip tiles before the repointing stage.
Repointing the Newly Rebedded Roof
Once the ridge and hip tiles had been rebedded, the new bedding was repointed using flexible roof pointing.
The restoration sequence was:
Remove deteriorated bedding → Install new bedding → Repoint ridge and hip tiles
This meant the flexible pointing was applied over sound new bedding rather than being used to cover deteriorated mortar.
Roof Valley Replacement
The existing roof valley was also removed and replaced as part of the restoration.
Roof valleys carry rainwater from adjoining sections of the roof and can become an important source of leaks when the valley iron deteriorates.
Replacing the valley before painting meant this critical drainage area was properly addressed as part of the overall restoration rather than simply being painted around.
Three-Coat Regent HeatGuard Roof Painting System
After the cleaning, rebedding, repointing and valley replacement were completed, the cement tiles were ready for roof painting.
The roof received:
1 primer coat
2 top coats – Regent HeatGuard
Colour – Monument
Regent HeatGuard was the specialist Regent topcoat used on this Frankston cement tile roof restoration.
The primer prepared the cleaned cement tile surface for the finishing coats before two coats of Regent HeatGuard were applied in Monument.
This Frankston project is also a useful real-world example of a different Regent coating system from the Regent Ultra and Tileguard Standard systems used on some of our other roof restorations.

Regent HeatGuard Monument Finish
The final roof colour was Monument.
The original red/orange cement tiles had become dated against the home’s light orange brickwork. Changing the roof to Monument created much stronger definition between the roof and exterior of the house and gave the property a more contemporary appearance.
Importantly, the colour change was only the final stage of this restoration.
The roof was first thoroughly cleaned, fully rebedded, repointed and repaired before the Regent HeatGuard coating system was applied.
Homeowners considering a similar dark roof colour can see more examples and information on our Monument roof colour page.
Why This Was a Full Roof Restoration
This Frankston project involved considerably more than roof painting.
The deteriorated bedding needed to be completely replaced, the ridge and hip tiles were repointed and the existing roof valley was replaced before the coating system was applied.
The restoration process included:
Pressure cleaning → Full rebedding → Repointing → Valley replacement → Primer → Two Regent HeatGuard top coats
Not every cement tile roof requires this level of work. Some roofs may only require local repairs or repointing where the existing bedding remains solid.
On this Frankston roof, however, the condition of the bedding meant full rebedding was necessary to properly restore the roof before painting.
Frequently Asked Questions
What was completed during this Frankston roof restoration?
This Frankston cement tile roof was high-pressure cleaned before the deteriorated ridge and hip bedding was completely replaced. The roof was then repointed, the existing roof valley was replaced and a three-coat roof coating system was applied using two top coats of Regent HeatGuard in Monument.
What roof paint was used on this Frankston project?
We used Regent HeatGuard as the topcoat on this roof restoration. Two coats of HeatGuard in Monument were applied after the cement tiles had been cleaned, repaired, prepared and primed.
What colour was used on this Frankston roof restoration?
The cement tile roof was finished in Monument, changing the home from an ageing red/orange roof to a darker and more contemporary finish.
Is Regent HeatGuard different from Regent Ultra?
Yes. HeatGuard and Regent Ultra are different products within Regent’s professional roof coating range. Regent HeatGuard was used on this Frankston project, while Regent Ultra is the premium general topcoat used on a number of our other completed roof restorations.
Our Regent vs Nutech vs Dulux Acratex vs Premier roof paint comparison explains the different systems in more detail.
How do you know if a tiled roof needs rebedding?
The condition of the existing bedding needs to be assessed. If the bedding has significantly deteriorated, become loose or lost its integrity, full rebedding may be required rather than simply applying new pointing.
What is the difference between rebedding and repointing?
Rebedding involves replacing the mortar bed beneath the ridge and hip tiles. Repointing is the application of flexible pointing around the ridge capping over the bedding. They are separate stages of a tiled roof restoration.
Can an old cement tile roof be restored instead of replaced?
Often, yes. If the tiles and underlying roof remain suitable, a cement tile roof can potentially be restored through cleaning, repairs, rebedding, repointing, valley replacement, priming and repainting rather than replacing the entire roof.
Do you provide roof restoration throughout Frankston?
Yes. Enhanced Paint & Roof Restoration provides roof restoration in Frankston, along with roof repairs, roof cleaning, rebedding, repointing, valley replacement and roof painting throughout Frankston and surrounding areas.
