Frequently Asked Questions

If you have questions about roofing, roof restoration, roof repairs or roof painting, the answers below explain our services, the roof types we work on and what you can expect when working with Enhanced Paint & Roof Restoration.

What roofing services do you provide in Melbourne?

We provide a complete range of roofing services, including roof restoration, roof repairs, roof painting, roof cleaning, roof repointing, roof rebedding and valley replacement.

We work on cement tile, terracotta tile and metal roofs throughout Melbourne’s south-east, Bayside, Frankston and the Mornington Peninsula.

Our approach is to assess the existing roof and recommend the work it actually needs, whether that is a specific repair, preparation and painting, or a complete roof restoration.

What is the difference between roof restoration, roof repairs and roof painting?

Roof repairs address specific problems with a roof, such as damaged tiles, cracked pointing, bedding issues, damaged valleys or leaks.

Roof painting focuses on preparing a suitable existing roof surface and applying a protective coating system. It is generally appropriate when the roof is structurally sound and does not require extensive repairs.

Roof restoration is more comprehensive. Depending on the roof, it can include repairs, pressure cleaning, repointing or rebedding where required, valley replacement, sealing or priming and the application of protective top coats.

What does a roof restoration include?

A roof restoration is tailored to the condition of the individual roof. Depending on what is required, the process can include a roof inspection, repairs, pressure cleaning, roof repointing, rebedding, valley replacement, sealing, priming and the application of protective roof coatings.

The aim is to restore the existing roof rather than replace it. We assess the roof before quoting so the recommended work is based on its actual condition.

How do I know if my roof needs repairs or a full restoration?

The condition of the roof is the best indication of whether repairs alone or a full restoration is appropriate. Isolated problems such as a small number of damaged tiles, a localised leak or a minor valley issue may only require roof repairs.

A roof with widespread deterioration, worn coatings, failing pointing, damaged bedding, multiple areas requiring attention or general signs of age may benefit from a more comprehensive roof restoration.

We inspect the roof and explain what work is required rather than assuming every roof needs the same treatment.

How much does roof restoration cost in Melbourne?

The cost of roof restoration in Melbourne varies depending on the size and pitch of the roof, roofing material, condition, access and the repairs and preparation required.

A cement tile roof requiring minor repairs and painting will have different costs from an older roof requiring extensive rebedding, repointing or valley replacement.

Because every roof is different, an accurate price requires an assessment of the individual roof. See our Melbourne roof restoration cost guide for more information.

How long does a roof restoration take?

The time required depends on the size, roof type, condition and amount of repair and preparation work involved. Many standard residential restorations can be completed within several days, while larger or more complex projects may take longer.

Weather conditions can also affect the timing of exterior roofing work, particularly during preparation and coating stages.

How long does a restored roof last?

The lifespan of a restored roof depends on the roof material, its existing condition, the quality of preparation, the coating system used and exposure to Melbourne’s weather.

Proper preparation is particularly important because roof coatings perform best when applied to a properly cleaned and prepared surface. Regular inspections and addressing problems early can also help extend the life of a restored roof.

Can you restore and paint cement tile roofs?

Yes. Cement tile roofs are one of the main roof types we restore and paint.

The process can include repairing damaged tiles, pressure cleaning, preparation, sealing or priming where required and applying protective top coats. The exact process depends on the condition of the existing tiles and the coating system being used.

You can see examples of our cement tile roof restoration and painting projects in our project gallery.

Can you restore and paint terracotta roof tiles?

Yes. We can restore and paint suitable terracotta roof tiles using a coating system designed specifically for terracotta.

Terracotta has different surface characteristics from cement tile, so the preparation and coating system need to be appropriate for the material. We assess the condition of the terracotta before recommending whether painting or another restoration treatment is suitable.

See our terracotta roof painting information for more detail.

Can you paint a Colorbond or other metal roof?

Yes. We work on suitable metal roofing, including Colorbond, corrugated steel and other metal roof surfaces.

Metal roofing requires different preparation and coating considerations from tiled roofs. Surface condition, existing coatings, rust, contamination and the type of metal roof all need to be assessed before painting.

Our metal roof painting and restoration service explains the process in more detail.

What roof repairs do you provide?

Our roof repair services include repairing cracked, broken or slipped tiles, addressing deteriorated pointing and bedding, repairing roof leaks, repairing flashing and replacing damaged roof valleys where required.

The appropriate repair depends on the cause of the problem. We inspect the roof to identify the underlying issue rather than simply treating the visible symptom.

What is roof repointing and when is it needed?

Roof repointing involves replacing or renewing the flexible pointing material along the ridge and hip tiles of a tiled roof.

Pointing can deteriorate, crack or lose adhesion over time. When this occurs, water can enter areas of the roof and ridge or hip tiles can become less secure.

Repointing may form part of a roof restoration when the existing pointing has deteriorated beyond minor repairs.

What is roof rebedding and when is it needed?

Roof rebedding involves removing deteriorated bedding material beneath ridge or hip tiles and installing new bedding before the tiles are secured and finished with appropriate pointing.

Rebedding may be required when existing bedding has deteriorated, cracked or become loose. In some cases, minor pointing repairs may be sufficient, while more extensive deterioration may require rebedding.

When does a roof need valley replacement?

Roof valley replacement may be required when the existing valley has deteriorated, corroded, been damaged or is no longer directing rainwater effectively.

Roof valleys collect and direct water away from the roof, so a damaged or deteriorated valley can contribute to water entering the roof during heavy rainfall.

Where required, valley replacement can form part of a broader roof repair or restoration.

What preparation is required before a roof is painted?

Proper preparation is one of the most important parts of roof painting.

Depending on the roof type and condition, preparation can include pressure cleaning, removing dirt and surface contamination, completing repairs and preparing the existing surface so the coating system can adhere correctly.

Cement tile, terracotta and metal roofs require different preparation and coating considerations, so the correct process depends on the existing roof.

Can you change the colour of an existing roof?

Yes. A suitable existing roof can often be repainted in a different colour as part of the roof restoration or roof painting process.

Popular roof colours include Monument, Basalt, Woodland Grey, Surfmist and Shale Grey, along with other colours available through current roof coating systems.

The right colour depends on the style of the home and how the roof works with the brickwork, render, windows and other exterior finishes.

What roof colours can I choose from?

There are many roof colour options available, including popular colours such as Monument, Basalt, Woodland Grey, Surfmist and Shale Grey.

The best roof colour depends on the style of the home, surrounding finishes, roof material and the overall appearance you want to achieve.

Our roof colour guide provides further information and examples of roof colours on real homes.

Do you offer a warranty on your roof restoration work?

Yes. We provide a 7-year warranty on our roof restoration work, subject to the applicable warranty terms and conditions.

The warranty covers key aspects of the restoration work, including the rebedding and flexible roof pointing and the roof coating system, subject to the warranty conditions.

Are you fully insured for roofing work?

Yes. Enhanced Paint & Roof Restoration is fully insured for the roofing and roof restoration work we undertake.

Insurance is an important consideration when choosing a roofing contractor, particularly when work is being carried out on an existing roof.

Do you provide free roof restoration quotes?

Yes. We provide free, no-obligation quotes for roof restoration and roofing work.

We assess the roof and identify the repairs, preparation and restoration work required before providing a quotation. This means the proposed work is based on the actual condition of the roof rather than a generic package.

You can contact us for a free roofing quote.

How experienced are you in roof restoration and roofing?

Enhanced Paint & Roof Restoration has more than 20 years of experience in roof restoration and roofing work, with more than 3,000 completed roof restoration projects.

Our experience covers cement tile, terracotta and metal roofing, as well as roof repairs, roof painting, roof cleaning, repointing, rebedding and valley replacement.

Do you replace roofs?

Our focus is on restoring and repairing existing roofs rather than replacing the entire roof.

Where an existing roof is suitable for restoration, restoring it can often be a practical alternative to complete roof replacement. We assess the condition of the existing roof and explain whether restoration is appropriate.

It can be a challenge to find roof painters who are not only experienced in painting terracotta roof tiles, but also willing to complete the work. The team at Enhanced Paint and Roof Restoration not only accepted the challenge, but instilled great confidence from the planning stage to the completion of the job. Caleb and Graeme did a brilliant job of transforming our roof. We are so pleased with the result.

Caleb was recommended to me when I needed an urgent roof tile repair before a big storm, he went above and beyond to help and possibly saved me having to pay thousands on ceiling repairs. Later decided to get a quote to restore my whole roof. The quote was very competitive and decided to go ahead. Couldn't have been happier with the whole process. Communication was fantastic and the workmanship even better. Highly recommend!

I recently had my Colorbond roof cleaned and painted by Enhanced Paint and Roof Restoration and I couldn’t be happier with the result. Caleb was fantastic to deal with from start to finish – great communication, turned up when he said he would, and explained the whole process clearly. The roof came up looking brand new after the clean and paint, and the attention to detail was excellent. The whole job was neat, professional, and completed on time. It’s hard to find trades who take this much pride in their work, but Caleb and his team definitely do. I would highly recommend Enhanced Paint and Roof Restoration to anyone needing roof cleaning, painting, or restoration. A genuine 5 out of 5 experience.

Caleb did an excellent job cleaning and painting our roof. Communication was easy and straightforward throughout the process, and he was reliable and professional from start to finish. The quality of the work was excellent, and we were particularly impressed with his attention to detail and forward-thinking approach. There was no overspray, and everything was left clean and tidy. We have already referred Caleb to two other people who need roof work done and would not hesitate to recommend him to others.
